BOURNE ESTATE Location: Holborn EC1, London Client: London Borough of Camden The Bourne Estate is a Grade II listed Edwardian tenement housing estate designed by the London County Council located near Grays Inn in Central London. The project requires the demolition of one 1960’s block addition and the redevelopment of two new blocks and the refurbishment of the entire public realm on the south estate including open spaces, courtyards, streets and sports facilities. Dally Henderson are working with Tibbalds Planning and urban designers and Matthew Lloyd Architects on the project, won through a design competition. The project requires extensive consultation with English Heritage, the Local authority conservation officers as well as local residents and businesses. The concept develops new blocks which repair the historic pattern of blocks which had been lost with the additions in the 1960’s, and to redefine a clear hierarchy of urban spaces within the public realm from public, semi private to private. The designs are sensitive to both the historic layout whilst ensuring the current requirements of residents are met through the creation of calm courtyard spaces close to the buildings, play areas and community gardening spaces. A number of historic plane trees are being retained which require specific detailed proposals to ensure not only that their magnificence is celebrated but that construction works do not impact on their extensive root systems. The project is currently on site. Project value £16.5M
